No more getting shorted on a Short Sale

  • If you answered YES to these 4 questions, then I can help.  Unfortunately short sales have become part of the everyday real estate landscape.  Short sale have not hit Westchester County like the rest of the country, but without a doubt it is dominating our local real estate market.  They’re here, so we might as well try to help as many people as we can.  In the past I’ve been reluctant to take on short sales because of my horrible experience with them.  Rarely do they get approved, and rarely do the homeowners come out satisfied with the outcome.  Emotionally it’s draining on the homeowners, the buyer’s agent, the buyers, and me.  Every real estate agent has suddenly become a “short sale specialist”.  Which in lamen’s terms means that they were involved in one–successfully or not.  I’ve learned that it’s best to leave it to the professionals.  Just because I’m good with a hammer, doesn’t mean I’m going to add an addition to the back of my house.

    short-saleI’ve recently joined forces with a group of professionals who share my “customer-service first” philosophy.  If we can’t help you, then we can’t help you.  But if there’s a small chance that we can, then we will.  I could pretend I know the ins-and-outs of a short sale, and for the most part I do, however I’m not comfortable with the intricacies of successfully getting a short sale approved.  Every situation is different and every bank has it’s own set of rules.  I know how to sell a house, but I just don’t have the patience to deal with the bank’s stupidity.  If they can’t see that the home is not worth what it’s owed, and the homeowner obviously can’t make the payments, then I just can’t spend the time to show them right from wrong. However, these folks I just hooked up with are of a rare breed.  Unlike the real estate agent (slash) home inspector (slash) mortgage broker (slash) short salejugglerspecialist, this group only negotiates short sales.  They handle everything from soup to nuts.  They meet with the homeowners to determine whether or not the situation qualifies for a short sale. The handle all the negotiations with the banks.  They prepare all the paperwork, and sometimes they even find a way for the bank to pay the homeowners for moving expenses.  They are not Realtors or attorneys, but Short Sale Specialist-that’s it.  I handle the sale of the home, and they make sure the banks accept the deal 90% of the time.
