Looking to sell your home?
Real Estate is NOT
ROCKET SCIENCE
(but don’t tell anyone)
It is, however, a lot of work. Especially these days. Long gone are the days of selling a home before the sign was on the yard. And like anything else, there’s the hard way to do it, and a SMART way. I chose the latter!
The HARD way to sell house:
Having an open house. It’s nonsense. It’s a way to attract buyers for the agents. There’s a 99% chance your house will not sell at the open house. There’s also a high probability that the only people that will see your house will be your nosy neighbors.
Marketing in the wrong place. Running Ads in the local paper or shameless self-promotions on supermarket shopping carts and in the Penny Saver is not going to get your house sold. According to National Association of Realtors© statistics, 87% of buyers search on the internet before buying a home. We market your home on over 80 real estate sites:
Not preparing the house of sale. Making the house presentable is as important as the price itself.
Telling you, the seller, what you want to hear instead of what you need to hear about the market and the value of your home…just to get the listing.
The SMART way to sell a HOUSE. My Advantage!
The Internet has made it easier to reach a larger and targeted audience. If 87% buyers go on the internet before buying a house, why not establish a presence where they hang out! We have one of the best, if not the best, real estate website in Westchester County. In fact, we have about 50+ domains that we can be found by. In addition, you home will be listed on many of the popular sites including but not limited to:
Individual Property Website. Your home gets it’s own dedicated website to showcase its features and benefits.
Tracking and Reporting. With our technology and reporting tools, we’re able to provide you with reports on how many people have seen your house online.
Appointment Scheduling & Feedback Service. Availability is crucial to get a home sold. I hire professionals to schedule all appointments. Other agents want to know that someone will pick up the phone at moment’s notice, and sellers want to know that someone is always available to contact them to schedule all showings.
Forthcoming and regular Communication with the customer. It’s your most highly priced asset, I think you should be involved.
and much more…
CUSTOMER SERVICE & COMMUNICATION
I’m a consumer too, and if there’s one thing I can’t deal with is bad customer service. How hard is it to treat someone else with courtesy and respect? Whatever happened to the good old days of one on one customer service? Is it really that hard to treat others like you want to be treated?
Don’t you just love it when your agent lists your home for sale and then they disappear? I call it the Law of Diminishing Service. As time passes, the less service you get-if any. Is that what you’re looking for in a professional? What if your attorney did that while you were on trial?
My Guarantee
I know hiring an agent is a tough decision. Who do you trust? Who is going to get the job done? Plus, you don’t want to be tied down by contracts!
- I guarantee that if you don’t like what I’m doing or not living up to your expectations, you can cancel the contract at anytime.
- I guarantee that if you cancel the contract at anytime, you owe me nothing. I don’t get paid until the home is sold.
- I guarantee that I only REPRESENT YOU! I don’t represent both parties in the same transaction.
- I guarantee that if I don’t return your messages with 24 hours, I probably don’t deserve you as a client. (once in a while I do take vacations)
